Construction Update
Since our last construction update at the start of December 2020, we could not foresee the increased government restrictions that came in over the Christmas Period and into the New Year. With this unfortunate news, the update of construction works which we were looking to present to you this month has changed somewhat. Our developer partner is only able to work under tight restrictions across our sites whilst always adhering to the correct guidelines. This means that teams across certain developments in the earlier stage of construction, have experienced a range of delays in receiving delivery of materials and have not been able to maintain sustainable workforces to continue building to the desired levels.
As you can appreciate, with the current isolation guidelines and the need for each construction team to be on site to conduct their duties, it has been very difficult for the teams to maintain a steady workflow on task. However, this situation is constantly under scrutiny by the head project management team and we shall keep all buyers up to date with regular reports moving forward. With that being said, the majority of news is positive to report across the more progressed sites as follows.
H5 Halton 5 Runcorn We are pleased to be able to bring you the first monthly update for H5, our Runcorn development. Following a recent and highly successful launch towards the back end of 2020 almost all of the first phase units are now already reserved. The building strip out and demolition has been well underway since the turn of the year and continues on schedule while being supported by a full team of site operatives. Some challenges will be faced naturally with waste removal in the current conditions, but this has not stopped enabling works to start the cut through from the Northern aspect. Next month we look forward to presenting the next stage progress to you once strip out has completed and the team moves onto the 1st Fix stage.
Charles House Preston Another positive report from Charles House and our 70-unit Preston city centre development. A big checkpoint completed has been that all metalwork is now formed across all floors. The 1st fix installation of plasterboard has been carried out on all floors together with with 1st fix plumbing and 1st fix electrical works commencing on the lower floor upwards. This will follow the Dry liners work which is underway. Core holes are being installed for the installation of the drainage and infrastructure. We are pleased that even under heightened restrictions this progress has been able to take place.
Churchside Apartments Wolverhampton Working with a reduced site team, we have been able to make some progress. Dry liners are on site continuing 1st fixing throughout from the 5th floor down to the 2nd floor. Plumbers are also on site carrying out their 1st fixing following on from dry liners throughout on the same floors with positive progress. We have a team of electricians working well onsite on the 5th and 4th floors in all apartments and advancing onto the containments in the communal areas. This is a continuation of the works from our previous update where we were able to successfully report that the partitions had successfully been installed to create individual units together with the plasterboard sheets and metal studworks needed to form their ceilings.
Construction Update
The following sites have had a greatly reduced workforce on site due to the new Covid restrictions and the inability for the developer to create a supply chain that would enable work to progress. As soon as is practical we have in place an increased team of tradesmen to assist in accelerating the build. The builds were progressing well and some works have been completed. We are endeavouring to keep all delays to a minimum. Once back onsite we will advise if there are any changes to timings.
We wish to assure you that, although delays are occurring, the developments are not under any threat. All of our builds have full forward funding and we are working tirelessly to get sites working within the restrictions imposed by the pandemic.
Consort House Doncaster The 5th floor is complete and we are now able to see what the final product will look like. This was the final floor that needed to be worked upon with numbers 2-4 already having been worked on. We are hopeful to begin the fit-out stage as soon as we are able to get a steady supply of materials. Further enabling works are to restart at the end of February now that new infrastructure for the phone mast upgrade has been completed.
Linacre House Liverpool Much of the strip out work for Linacre House had been done before we committed to bringing into our development portfolio and consequently the build was in a more advanced stage than one would normally expect. Therefore, the first stage of demolition has been underway for several weeks. Forming of the apartments and communal layout are next to be underway and we will be able to report further on the electrical and utilities infrastructure progress.
St Stephens House Redditch We hope to get the team back on site as soon as is practical. We had been very pleased with the progress that was being made with the internal structure being formed and the increase in manpower once we are back onsite should mitigate any delays that have been incurred.
